New Year’s Greetings 2024

The  past year your HOA completed the following:

  • Over $1800.00 in unpaid annual dues collected via the lien process
  • Property taxes, incorporation, insurance, post office box, and website fees paid
  • No soliciting sign installed at Front Entrance
  • Lake treated twice for weed growth–spring/mid-summer—and raked
  • Streets lights repaired/replaced
  • Front entrance, lake entrance, and all street and stop signs pressure washed
  • County Public Works Department contacted re possible replacement of General Lee, Jeb Stuart, and Blue Ridge in 2023—all three have made the tentative rehabilitation list. Public Works advised us that all street replacements should be completed by 1/31/24.

Those of us who have called Widewater home for a number of years could have never imagined that homes would one day be selling for in excess of $300,000. Help us to protect our property values, as well as being a good neighbor, by adhering to both Coweta County Codes and Widewater Homeowners Association Covenants. The appearance of your property has a direct impact on the property values of your neighbors. If you were not given a copy of the WWHOA Covenants at closing, you can obtain one at our website: widewaterhoa.com .

Please refrain from blowing grass clippings into the street, as they are mixing with pine needles and getting hung up on the corners of our storm sewers impeding the flow of waterduring storms. In addition, if you have a storm sewer in front of your property, it would be a great help if you would keep it clear of obstructions.

The WWHOA Facebook Page grew in 2023 to 144 members. It is a great resource for keeping people informed and creating a sense of community in our subdivision. Please consider joining at:

If you are a lake property owner please consider acting as lake keeper. It would involve the following:

  • Twice annual application of Aquashade for weed control
  • As needed lake raking to remove dead weed close to the shore

The Aquashade treatment is applied in March and July. The number of lake rakings fluctuates with the aggressiveness of lake weed growth. The last couple of years it was done four or five times. These tasks are currently performed by a Board Member who does not live on the lake. It would constitute three to five total hours of volunteer time for the year.

The 2024 dues statement is included with this newsletter.

Annual Meeting

Our annual meeting will be Saturday, October 10, 10:00 am, at the front entrance. The following is the agenda:

  • Brief review of past year by the Board
  • Brief summary of coming year by the Board
  • Presentation of 2021 budget by our Treasurer
  • Questions answered on budget
  • Vote on 2021 budget
  • Board election of 2021 officers
  • General question and answer session

We presently have the Secretary position open on the Board. The meeting will last less than an hour depending on the number of questions asked at the end. The general question and answer session is placed at the end, so those who do not have any questions can leave at their leisure.

Unpaid Dues Notices

In our Annual Newsletter we indicated that it was the intention of the Board to send out unpaid dues notices every September, as we did last year.

We find ourselves, however, in most difficult economic circumstances as a country, due to the COVID-19 virus. Recognizing the difficult financial times we are going through, unpaid dues notices will not be sent out next month.

Any homeowner who wishes to bring an outstanding balance up to date, or simply wants to be sure that their account is up to date, may contact us—see contact page—and we will be happy to provide you with the account status of your property. Many thanks, as always, to those of you that keep your accounts up to date and are faithful in remitting your annual dues.

The Board wishes to be very clear that this not an exoneration of any property account that is in arrears due to non-payment of annual association fees. This is simply an acknowledgement of the very difficult situation that we find ourselves in as a country.  While the Board is charged with the administration of WWHOA business, we are also your neighbors.

Lake Maintenance

Those of you that frequent the lake may notice a darkening of the water to a deep blue greenish color. We treated the lake on 7/16/20 with chemicals to address the weed growth that has been spreading since this spring. The coloration change is part of that process. The chemicals are non-toxic and safe for both fish and the environment.

New Year’s Greetings from your Board!

In 2019, the following maintenance and improvements were made to our subdivision:

  • Large downed tree branch removed from the front entrance and the damaged fence rails replaced
  • Pet waste station installed at the entrance to the lake
  • Lake path resealed
  • Front entrance fence, highlight fence at lake, and street signs pressure washed and repaired
  • Post cap lights at the front entrance and lake repaired/replaced
  • Vandalism of the slate sitting area in the northwest corner of the lake repaired
  • Sheriff’s Department contacted regarding vandalism, resulting in Widewater being placed on the special watch list
  • Security cameras and signage installed upon recommendation of the Coweta County Sheriff’s Department

We have been advised by the County Transportation Department that General Lee, Jeb Stuart, and Blue Ridge are not on the 2020 street replacement schedule. We remain optimistic, however, that they will be on the 2021 replacement schedule.

The September mailing of unpaid dues notices resulted in the collection of over $3000.00. Many thanks to those of you who responded positively and brought your accounts up to date. This has allowed your Homeowners Association to remain on solid financial footing. As we move forward annual dues will be due at the end of February every year, and past due notices will be sent out every September. The 2020 dues statement is included in this newsletter.

Please help us to protect our property values, as well as being good neighbors, by adhering to both Coweta County Codes and Widewater Homeowners Association Covenants. In particular, please do not allow general clutter, old appliances, and building materials to accumulate on your property. Also, not blowing grass clippings into the street (they are mixing with pine needles and getting hung up on the corners of our storm sewers, thus impeding the flow of water during storms) and removing garbage cans from the street after your pickup day are simple things that will enhance the appearance of our subdivision. If the street in front of your property has a storm sewer, it would be a great help if you would keep the entrance to it clear of obstructions.

Our Secretary, Jon Geilen and his family moved this past November. Thanks to Jon for his service to our subdivision. His departure has created an opening on the Board. If you are interested in serving your subdivision, please contact the Board through our website.

2017 was a busy year for the Widewater Homeowners’ Association.

The following upgrades/improvements/repairs were completed:

  • Tree trimming/removal from the front entrance
  • Tree trimming/removal from the lake entrance
  • Pet signage added to front entrance and lake
  • Lake path repaired and newly overlayed
  • Burnt out/faulty street lights replaced
  • Vandalized section of front entrance fence repaired
  • Front entrance fence pressure washed
  • Concrete benches installed at the lake
